DKMS, an international nonprofit fighting blood cancer and blood disorders, signed a 15,000-square-foot office lease on the 14th floor of 115 Broadway in Manhattan's Financial District, Commercial Observer reported on October 27, 2026. Lease terms were not disclosed.

Inside the Trinity Centre Leases

115 Broadway is a 22-story building that makes up half of the Gothic-style Trinity Centre, owned by Capital Properties and Madison International Realty. DKMS currently lists offices at 40 Fulton Street, several blocks east in the Seaport area, and it is unclear whether the deal relocates or expands the organization. A DKMS spokesperson did not immediately respond to a request for comment.

CBRE's Laurence Briody represented DKMS in the transaction. A Colliers team of Aidan Campbell, Michael Joseph and JP Howard negotiated on behalf of the landlords.

At neighboring 111 Broadway, MaryAnne Gilmartin's MAG Partners secured a seventh-floor lease spanning 4,066 square feet. The September deal marked a relocation for the firm from Global Holdings' 1250 Broadway, according to a spokesperson. The Kaufman Organization's Michael Kaufman represented MAG Partners.

Lease terms and asking rents for either deal were not disclosed. Class B office rents in the Financial District averaged $51.91 per square foot in the third quarter of 2026, according to Colliers.

The two fall arrivals are part of more than 100,000 square feet of leasing activity across 16 transactions recorded at the complex so far this year, according to a Colliers spokesperson. Work on the complex's tenant amenity center was completed in August, and a collection of prebuilt office suites are on their way. Other new tenants include advertiser LG Ad Solutions and Cook Law Firm at 115 Broadway, and consultancy Perficient at 111 Broadway.
