Hamilton Zanze's First Knoxville MSA Deal
Hamilton Zanze is a San Francisco-based multifamily real estate investment firm founded in 2001. Mission Rock Residential is an affiliate of Hamilton Zanze and has assumed management responsibilities for the property.
The acquisition represents Hamilton Zanze's fourth sponsored acquisition of the year. The purchase price and financing arrangements were not disclosed. Vital at Springbrook is a garden-style community completed in 2024 at 1607 Centennial Park Boulevard, occupying 9.75 acres within Springbrook Farms, a master-planned mixed-use development in the Maryville-Alcoa submarket of Blount County.
The property offers studio, one-bedroom and two-bedroom apartments across 25 floor plans, ranging from 570 to 1,375 square feet, with an average unit size of 846 square feet. Amenities include an 8,700-square-foot clubhouse, a resort-style swimming pool, a fitness center and a golf simulator.
"Vital at Springbrook marks our first investment in the Knoxville MSA, a market we've been watching closely as we've grown our Tennessee portfolio," said David Nelson, president and chief investment officer at Hamilton Zanze. "Alcoa offers a deep employment base, highly rated schools and limited new supply, and the continued build-out of the surrounding master-planned community is bringing new retail and employment directly to the property's doorstep."
The acquisition expands Hamilton Zanze's Tennessee portfolio, which already includes 14 communities totaling 3,451 units across the Nashville, Clarksville and Chattanooga markets. Mission Rock Residential was selected to manage Vital at Springbrook, a 300-unit apartment community in Alcoa completed in 2024, EIN Presswire reported.
