ANDX Global unveiled Manila One, a $100 million USD-denominated tokenized land development covering about 54 hectares of waterfront land near Bonifacio Global City in Metro Manila, on October 29, 2026. The company announced the offering through PR Newswire, describing it as the first to tokenize a large-scale, development-stage land project and open it to investors worldwide from day one.

How the Manila One Offering Is Structured

ANDX Global said Manila One is open to eligible investors in more than 190 countries, subject to applicable law, and is priced and reported in U.S. dollars. Each token represents an economic interest in the development-stage project, with digital custody and blockchain-based recordkeeping. The offering is designed for secondary trading on regulated AndX exchanges globally.

The offering has a three-year term and an 8% annual preferred return, simple and non-compounding, which the company states equals 24% over the three-year term. Additional upside includes a 100% return on investment tied to appreciation of the underlying land, subject to offering terms. Cuervo Valuers & Advisory, Inc. gave an indicated land value of more than $200 million in an appraisal dated February 3, 2026.

Proceeds will fund horizontal development, including roads, utilities, drainage and other core infrastructure, to prepare the site for future residential, commercial and mixed-use construction. A later phase is planned to include affordable housing. ARC Pacific Development, Inc. is the sponsor, and Jack Rodriguez, its president, is the sponsor behind the project.

"Tokenization without liquidity is simply digitized illiquidity," said Viru Raparthi, CEO of ANDX Global. "Manila One changes that model by giving global investors access at the development stage, while building toward real liquidity."

Romel C. Cañete advises the project. The company said Cañete evaluated developer bids for more than 40 million square feet of mixed-use development over the West Side rail yards, work tied to Manhattan's Hudson Yards. "On Hudson Yards, the first question was whether the infrastructure could carry the vision," Cañete said. "Manila One starts in the same place."

ANDX Global's U.S. Platform and BitGo Partnership

According to akta.pro company records, ANDX Global launched the AndX USA LLC digital asset trading platform in April 2026 on BitGo's Crypto-as-a-Service infrastructure, opening regulated trading across all 50 states. The same records list a core partnership with BitGo providing OCC-regulated custody, compliance and $250 million in insurance backing the U.S. exchange. The records also report more than 2 million global users on the platform.
