Almal Real Estate Development Secures Bali Building Permit for The One by Almal Nusa Dua

Almal Real Estate Development secured the building permit for The One by Almal Bali Nusa Dua, a 154-unit Registry Collection Hotel, on October 14, 2026. The Dubai-headquartered developer said the permit, PBG No. SK-PBG-510305-14102026-001, was issued by authorities in Badung Regency, Bali, through the project's Indonesian legal entity, PT Magical Bali Villas, according to Business Wire.

Almal's Bali Permit and Wyndham Tie-Up

The approval clears the way for the project's next phase of construction, Almal said. The development in Nusa Dua is planned to feature 154 residential units, including apartments, townhouses and private villas, alongside curated dining, leisure and resort-style amenities.

The project will operate under the Registry Collection Hotels brand, licensed by Wyndham Hotels & Resorts. Almal said the affiliation brings together its lifestyle-led real estate approach with Wyndham's global brand recognition, distribution network and the Wyndham Rewards loyalty programme. Wyndham signed a contract with Ampla Incorporadora on October 6, 2026 to build a residential hotel near São Paulo's Congonhas airport, according to Folha.

Almal's Wyndham Appointment and Portfolio Scale

Almal appointed Wyndham Hotels & Resorts in March 2026 to manage The One by Almal Bali Nusa Dua, joining Wyndham's Registry Collection Hotels portfolio and gaining access to more than 9,000 hotels, reservation systems and the Wyndham Rewards loyalty programme across more than 95 countries, according to akta.pro company records. Almal, founded in 2020 and headquartered in Dubai, has an estimated $10 million to $25 million in revenue and a valuation estimate of $100 million to $250 million, the same records show.

The announcement follows the project's recognition at the International Property Awards Asia Pacific 2026–2027, Almal said. The One by Almal brand has a hospitality presence in Limassol, Cyprus, with The One dining and entertainment destination now open, and The One App connects property ownership, lifestyle services and investment management.
