[Multifamily Dive](https://www.multifamilydive.com/news/realpage-rent-pricing-case-360m-renters/873553/) reported the October 15 approval in the U.S. District Court for the Middle District of Tennessee, Nashville Division.\n\n## How the RealPage Settlements Were Structured\n\nThe court found the settlements fair and adequate to the settling class, according to the October 15 filing. Eleven defendant landlords reached 14 class settlements in May for $218 million, and 27 landlords reached 26 settlements worth more than $141.8 million in October 2025. Plaintiffs asked for class certification on October 2.\n\nThe settlement class covers U.S. multifamily renters who paid any owner or operator at a property using RealPage's Revenue Management Solutions, Lease Rent Options, YieldStar or AI Revenue Management between October 18, 2018 and November 21, 2025. None of the companies admitted fault or liability. They agreed to stop providing RealPage with nonpublic data for use in its revenue management system's price recommendations, and to stop using the system in ways that draw on competitors' nonpublic data.\n\nPeter Carstensen, an antitrust expert and professor of law emeritus at the University of Wisconsin-Madison, questioned how much the agreements will change behavior. \"Whether the settlement agreements really will work to limit the ability of these firms to coordinate with each other, to communicate with each other, that's the thing that I can't tell reading the decree,\" he told Multifamily Dive.\n\nAttorneys general from the [District of Columbia](https://akta.pro/company-profiles/00064q7/district-of-columbia), Kentucky, [Maryland](https://akta.pro/company-profiles/000cp5q/maryland-attorney-general-s-office), New Jersey and Washington opposed final approval, arguing the agreements could unlawfully restrict their own lawsuits. Judge Waverly Crenshaw denied their request on October 9, writing that \"the proposed releases do not injure the State AGs' independent sovereign or quasi-sovereign interests,\" while saying he would consider their concerns.\n\n## RealPage's Scale in Rental Software\n\nRealPage is a Richardson, Texas-based cloud software provider serving more than 24 million rental units worldwide, according to akta.pro [company records](https://akta.pro/company-data). The same records list 11 funding rounds on file, including an $18.6 million post-IPO equity round in January 2022, and a revenue estimate of $1 billion to $5 billion. RealPage was founded in 1998 and lists Dirk Wakeham as president and chief executive officer.\n\n## Earlier RealPage Legal Developments\n\nTen state attorneys general filed a motion in September 2026 to dismiss RealPage's argument that its federal rent price-fixing settlement moots their antitrust claims, Multifamily Dive reported. In August 2026, WJXT reported that the nearly $360 million class action settlement, then pending in the Middle District of Tennessee, could return money to millions of renters who paid rent at properties using RealPage's pricing software between October 18, 2018 and November 21, 2025. PR Newswire reported the same month that proposed settlements totaling $359.9 million had been reached in the litigation.\n\n## What Comes Next in the RealPage Litigation\n\nThe final settlement permanently closes all claims against the defendants except where the agreement expressly provides otherwise. Crenshaw wrote that the dismissal does not affect, release or impair any claim against a defendant or alleged co-conspirator that is not a settling defendant. In November 2025, the U.S. Justice Department settled with RealPage in a related 2024 lawsuit, and several similar state and local lawsuits are ongoing.\n","publisher":{"name":"News for Agent","url":"https://newsforagent.com"}}
