The Bascom Group completed a $30.8 million refinancing of Gateway Villas Apartments, a 200-unit multifamily community in Las Vegas, with Bridge Investment Group providing the loan, FinancialContent Business Page reported on October 31, 2026. IPA Capital Markets arranged the financing.
How the Gateway Villas Loan Was Arranged
Brian Eisendrath, Cameron Chalfant, Jesse Zarouk and Jake Vitta of IPA Capital Markets arranged the financing for The Bascom Group. Bridge Investment Group provided the $30.8 million loan. Apartment Management Consultants will continue managing the community.
Bascom bought the garden-style property, built in 1984/1985, in an off-market transaction in December 2021. The community has 52% one-bedroom and 48% two-bedroom floorplans, along with a fitness center, resident clubhouse, pool and BBQ area. Bascom renovated the fitness center, clubhouse and pool areas and converted a putting green into a central park with a shaded play structure, BBQ station, seating areas and landscaping.
Scott McClave, Senior Principal of Acquisitions, said, "While operating fundamentals remain challenged in the near term, Bascom believes completing the refinance is the most prudent strategy to protect investor value." Tom Gilfillan, Vice President and Principal, said the refinancing supports the firm's long-term investment objectives. Paul Zakhary, Principal, said the refinance "will allow the property more time to benefit from a market recovery."
Bridge Investment Group's Nick Gonzalves said in September 2026 that excess multifamily supply forces owners to compete with rent concessions, prompting the firm to use preferred-equity structures and a four-part underwriting test, GlobeSt reported. Bridge provided a $67.2 million refinancing loan to Invictus Real Estate Partners for Eliot on Ocean, a multifamily property in Revere Beach near Boston, Commercial Observer reported in August 2026.
