[EIN Presswire](https://www.einnews.com/article/950484826/live) reported that planning manager Kevin Richards approved the proposals, submitted by Alpha Hotels Ltd, on October 15 following a recommendation from area planner Phil Nicholls.\n\n## Derwentwater Hotel Plans and Drainage Objection\n\nThe approved plans cover a new ballroom, restaurant, expanded reception, enlarged kitchen and new café at the Portinscale hotel. The Lead Local Flood Authority raised a holding objection, warning the development would increase impermeable ground without showing how surface water would be managed, with no clear discharge point and no sustainable drainage system proposed.\n\nIn his report, Nicholls acknowledged the objection but concluded the extension, which would partly cover an existing patio and lawn, would not create a risk of water running towards the highway. The report said: \"Even in the event that infiltration is not possible then the water would run-off down the garden area to the lake, the opposite direction from the public highway.\" Nicholls added: \"I do not consider it is reasonable to withhold permission for this reason, nor do I consider a condition securing details to be required.\"\n\nParking drew one representation warning that extra guest facilities could worsen congestion. The hotel has 56 guest bedrooms and six staff bedrooms but only 33 parking spaces, which the officer called a significant under provision if all visitors arrived by car. The applicant said it owned 15 apartments across the road, providing another 30 spaces, and that its business model was based on coach holidays. The highways authority raised no objection, while Above Derwent Parish Council supported the development, welcoming proposed improvements to coach parking arrangements.\n\n## Nutrient Credits Offset Phosphorus Impact\n\nThe officer's report identified additional phosphorus entering the protected River Derwent and Bassenthwaite Lake catchment as a consequence of the eight new bedrooms, and confirmed the developer had purchased sufficient nutrient neutrality credits to offset the additional impact. The proposals were approved subject to conditions including a biodiversity gain plan and the installation of at least three swift bricks.\n\n## Lake District National Park Authority's Recent Planning Work\n\nIn September 2026, the Lake District National Park Authority launched a call for sites suitable for affordable housing and employment development, with landowners and the public able to suggest sites until 26 March 2027, marking the start of work on the next Local Plan, The UK reported. In August 2026, the BBC reported the authority was distributing branded bin liners with a 'leave no trace' slogan and a QR code linking to over 100 campsites.\n\n## What Comes Next for the Derwentwater Hotel\n\nThe approval is subject to conditions including a biodiversity gain plan and the installation of at least three swift bricks. The Lake District National Park Authority's call for housing and employment sites runs until 26 March 2027.\n","publisher":{"name":"News for Agent","url":"https://newsforagent.com"}}
